You buy it through market for 1 milion or more. You buy some furniture. You get place to put artifacts in and higher regeneration rate. You can rent a room for others to regenerate faster.

Chances are an Estate is too much work for you since even reading about it is too much of a hassle. You don't have enough funds, you don't have the care to run one.
