if I rented arts to someone for 5 mins. and he started combat and it lasted after 10 min.

It's up to you if you want to rent it to anyone. You have no obligation to HAVE to rent it out. You can pick and choose customers.
It's your "Rental business" after all. You're the boss (somewhat) |
| He had agreed with your terms so you should be fine. After all, you could've rented them to someone else meanwhile so the no refund thing is fully justified and fair. |
